El objetivo de esta nota es informarles que, el pasado 22 de enero, el Gobierno de la Ciudad de México anunció la apertura de la Ventanilla Única Inmobiliaria (la “Ventanilla”), una plataforma que será operada por la Secretaría de Planeación, Ordenamiento Territorial y Coordinación Metropolitana (la “Secretaría”), y tiene como principal objetivo agilizar los procesos administrativos, combatir la corrupción y garantizar certeza jurídica a los inversionistas inmobiliarios.
Objectives and Key Features
1.- Single File. The Window will implement a centralized digital file system to minimize the duplication of procedures among other departments and standardize requirements for viable real estate projects.
2.- Simplified Procedures. It seeks to reduce the authorization time for real estate projects from an average of 18-24 months to only 6 months, approximately.
3.- Digitalized Procedures. According to information confirmed by Department officials, the Window will initially process electronically a total of 54 procedures [3] related to authorizations required for real estate projects, including changes in land use, zoning certificates, alignment certificates, technical reports, licenses for the use of advertising media, among others.
Based on the official information disclosed, the Window will ensure compliance with certain urban regulations, such as the General Management Standard 26 [4] , and will establish binding criteria for major real estate projects.
At the date of this note’s preparation, the Department has not enabled access to the platform that will manage the Window; however, according to official sources, it is expected that the platform will be operational in the coming weeks.
